The new-offices list prints once the Gazette has a month of history
three days of snapshots so far; an office is new when it first appears after the mirror's first month.
The Gazette reads its own listing mirror, day by day. Until it has watched the market for 30 days it cannot tell an office that just started listing from one that was always here, so this page waits rather than guess. Named agents print once the MLS approves it in writing (A-250).
Knoxville has 19 active listings this edition, with a median asking price of $299,000 and a median of 166 days on the market. Knoxville saw no asking-price cuts and no increases this edition. The Knoxville page lists every home there.
Next door, Maryville has 5 active listings and a median asking price of $499,900, $200,900 higher than Knoxville's. The median lot is 1.15 acres in Maryville against 1 acre in Knoxville, so Maryville has more land. Also nearby, Clinton has 3 active listings and a median asking price of $375,000, $76,000 higher than Knoxville's. The median lot is 4.61 acres in Clinton against 1 acre in Knoxville, so Clinton has more land. Every figure is an asking price from the same edition.
Across the whole market the Gazette counts 141 active listings with a median asking price of $284,900. The median asking price works out to $30 per square foot. The median time on the market is 120 days. The by-the-numbers page sets out every city, with the charts.
Edition No. 4 covers Oct 26 to Oct 27, and in that window one new listing came on, no price cuts were recorded, no price increases were recorded, and no listings left the active market.
