The car wash site checklist

One page to print or save. It is the list we work through before we say anything about a lot, with a box to tick and the record to check it against. It is free and nothing is asked for first.

The road and the lot

  • The TDOT count station nearest the lot: its id, the count year and the count.
  • Which road the lot faces, and whether the entrance is on that road or on a side street.
  • The turns a driver can make in and out of the entrance.
  • Room on the lot for a line of cars to wait without backing onto the road.
  • How far a driver can see the entrance from each direction.

Zoning and approvals

  • The zoning district of the parcel and the jurisdiction that zones it (City of Knoxville, Knox County, Town of Farragut).
  • Whether that district's use table lists a car wash, and whether it is by right or by review. Write down the ordinance section.
  • Any overlay, sign or landscaping standard that applies on that road.
  • What site plan and stormwater review the jurisdiction asks for.

Land and flood

  • The parcel's own flood determination, not the corridor table.
  • The shape and slope of the lot, and where the wash building and the line would sit.

Utilities

  • Which water system serves the lot and what is at the street.
  • Whether sewer is available at the lot, and the name of the person at the utility who confirmed it.
  • Where wash water may be discharged, in the utility's own words.
  • Electric service at the lot, including three-phase if the equipment needs it.

Around it

  • Jobs in the trade area and the year of the count.
  • The car washes already on the road, found on a drive and on the map, not assumed.

The deal

  • Who owns the parcel, the asking price or rent, and the terms the owner states.
  • An environmental review of the parcel before any commitment.

Public-record facts, not a guarantee. This is not legal, tax or investment advice. Confirm any parcel with the agency that published the record before you act.
