Loan hubs guide
Who owns my mortgage?
The company you send your payment to is not always the company that owns your loan. Here is why that matters and three ways to find out.
Why it matters
The company you pay each month is your servicer. It collects payments and answers questions. The owner of the loan is the investor who holds it, and it is often Fannie Mae or Freddie Mac. Loans are sold and servicers change, and neither changes what you owe.
Why you might care
The owner decides which programs can apply to your loan, such as some refinance and help programs. Knowing who it is tells you which company's pages to read.
Three ways to find out
- Ask your servicer. Call or write the company you pay and ask who owns your loan. Your monthly statement names the servicer. A servicer can tell you who the owner is.
- Use Fannie Mae's own lookup tool. Fannie Mae offers a loan lookup tool on its own site. Fannie Mae Loan Lookup
- Use Freddie Mac's own lookup tool. Freddie Mac offers a loan lookup tool on its own site. Loan Look-Up Tool - My Home by Freddie Mac
What the result means
If a tool says Fannie Mae or Freddie Mac owns your loan, that company's programs may be open to you, and the matching hub explains them. If neither does, someone else owns it, and your servicer can say who. Either way your loan's terms stay as you signed them.
If the tool finds nothing
A loan not owned by either company is not in their tools. It does not mean something is wrong. Ask your servicer.
Before you use a lookup tool
Each tool asks for personal details about you and your home. You enter them on the company's own site, never on AskResi. AskResi collects nothing here, sees nothing you type there and cannot look up your loan.
