How long does a East Tennessee listing wait for a buyer? The days-on-market read

A typical active listing has waited 124 days, up 1 since the last edition.

In this edition East Tennessee counts 140 active listings, up 1 since the last edition. Of those, 137 state an asking price, and the medians below read from them. The median asking price is $290,000, up $2,550 since the last edition. The listings sit in 52 cities, as the listings spell them.

Eighteen came on in the last 30 days, 12.9% of those with a date. Twenty-six have waited between 30 and 90 days, and 96 have waited 90 days or more, 68.6%.

By city, Jacksboro has the shortest median wait among cities with three or more listings, 26 days. Madisonville has the longest, 328 days.

Among the sections, commercial wait a median of 118 days and land & development wait 131.

Days on market runs from the listing date to this edition. A listing that was taken off and listed again can show a new date, so the figure is a count of days since the date the listing states.

The most listings ask under $300k: 73 of the 137 that state a price, 53.3% of them, unchanged since the last edition.

Knoxville has the most listings, 20 of the 140, or 14.3%, up 1 since the last edition. Sevierville comes next with 9.

Between the last edition and this one, 1 new listing has come on and 0 have left the active market.

Four asking-price bands hold a listing. The $300–500k band has 20, or 14.6%. The $500–800k band has 16, or 11.7%. The $800k+ band has 28, or 20.4%.

Listings wait longest in the $300–500k band, a median of 174 days. They wait least in the $500–800k band, a median of 118 days.

The band edges are the same every day, so a count can be compared across editions. The under $300k band holds 53.3% of priced listings and the $800k+ band holds 20.4%.
