What came onto the market in East Tennessee since the last edition? The new listings

Between the last edition and this one, 1 new listing has come on and 1 has left the active market.

Right now East Tennessee counts 136 active listings, unchanged since the last edition. Of those, 133 state an asking price, and the medians below read from them. The median asking price is $290,000, unchanged since the last edition. The listings sit in 52 cities, as the listings spell them.

Listings that came on and listings that left balance exactly. The MLS does not say why a listing left, and the page does not guess: a listing can leave for many reasons.

New listings make up 0.7% of the 136 homes on the market now.

A home counts as new if it was not on the market at our last check. This is our first look at some areas, and nothing counts as new there until the next check, so new listings will show up then.

The median asking price is $290,000, unchanged since the last edition, among 133 priced listings.

Knoxville has the most listings, 19 of the 136, or 14%, unchanged since the last edition. Sevierville comes next with 8.

The market divides into sections by what a listing states. Commercial has 21 and Land & development has 115. Among the sections, the median asking price runs from $74,900 for commercial to $399,000 for land & development.

The most listings ask under $300k: 70 of the 133 that state a price, 52.6% of them, down 1 since the last edition.

Four asking-price bands hold a listing. The $300–500k band has 20, or 15%. The $500–800k band has 16, or 12%. The $800k+ band has 27, or 20.3%.

Listings wait longest in the $800k+ band, a median of 181 days. They wait least in the $500–800k band, a median of 123 days.

The band edges are the same every day, so a count can be compared across editions. The under $300k band holds 52.6% of priced listings and the $800k+ band holds 20.3%.

The biggest change since the last edition is in the under $300k band, down 1 to 70.

The next four: Jacksboro has 7, Lenoir City has 7, Athens has 5 and Vonore has 5. Together the five busiest cities hold 33.8% of the market.

Among cities with three or more listings, the median asking price is highest in Lenoir City, at $750,000. It is lowest in White Pine, at $75,000, a difference of $675,000.

Listings have waited longest in Madisonville, a median of 333 days, and least in Jacksboro, a median of 31 days.

Thirty-three cities have fewer than three listings, so they get a count and no median.

The city is whatever the listing says it is. A different spelling of the same city is counted under its own spelling, so the counts are of the names as listed.

A typical active listing has waited 136 days, up 1 since the last edition. That is read from 136 listings with a listing date.

Thirteen came on in the last 30 days, 9.6% of those with a date. Twenty-seven have waited between 30 and 90 days, and 96 have waited 90 days or more, 70.6%.

In the last edition 12 had come on within 30 days and 96 had waited 90 days or more. The fresh group is larger now, and the long-waiting group is unchanged.

Set beside the edition before it, No. 12: the active count is flat at 136; the median asking price is flat at $290,000; the median time on the market is flat at 136 days (135 days before).

What moved: one new listing came on and one listing left the active market.

By asking-price band, under $300k is the biggest group at 52.6% of the 133 priced listings.

In Knoxville there are 19 active listings, 14% of everything listed; the median asks $299,000 after a median 175 days, the same number of active listings as the previous edition.

Of the 136 listings with a listing date, 9.6% have been on the market under 30 days, 19.9% between 30 and 90, and 70.6% for 90 days or more; the median is 136 days.

The median listed listing measures 1,500 sq ft, and the median asking price works out to $30 per square foot. The biggest size group is 1,200–2,000 sq ft, 6 of the 17 listings with a square footage. Where a lot size is given (136 listings), the median is 1.57 acres.
