A price change means a home asks something different from what it asked at our last check. If a price changed twice since then, only the overall change shows, and we do not say why a price moved.

Half of the priced listings ask less than $290,000, unchanged since the last edition, among 132 priced listings.

Knoxville has the most listings, 19 of the 135, or 14.1%, unchanged since the last edition. Sevierville comes next with 8.

The market divides into sections by what a listing states. Commercial has 21 and Land & development has 114. Among the sections, the median asking price runs from $74,900 for commercial to $399,000 for land & development.

More listings ask under $300k: 70 of the 132 that state a price, 53% of them, unchanged since the last edition.

Four asking-price bands hold a listing. The $300–500k band has 20, or 15.2%. The $500–800k band has 15, or 11.4%. The $800k+ band has 27, or 20.5%.

Listings wait longest in the $800k+ band, a median of 182 days. They wait least in the $500–800k band, a median of 128 days.

The band edges are the same every day, so a count can be compared across editions. The under $300k band holds 53% of priced listings and the $800k+ band holds 20.5%.

Thirty-three cities have fewer than three listings, so they get a count and no median.

The city is whatever the listing says it is. A different spelling of the same city is counted under its own spelling, so the counts are of the names as listed.

Ten came on in the last 30 days, 7.4% of those with a date. Twenty-nine have waited between 30 and 90 days, and 96 have waited 90 days or more, 71.1%.
