By section, commercial ask a median of $74,900 and land & development ask a median of $399,000.

The median home states 1,500 square feet, so the median ask and the median size describe different listings and are not a price per square foot on their own.

The most listings ask under $300k: 71 of the 131 that state a price, 54.2% of them, up 1 since the last edition.

The median listing asks $30 per square foot, unchanged since the last edition. The figure reads from 17 homes that state a size.

Knoxville has the most listings, 19 of the 134, or 14.2%, unchanged since the last edition. Sevierville comes next with 8.

The market divides into sections by what a listing states. Commercial has 21 and Land & development has 113. Among the sections, the median asking price runs from $74,900 for commercial to $399,000 for land & development.

Four asking-price bands hold a listing. The $300–500k band has 20, or 15.3%. The $500–800k band has 14, or 10.7%. The $800k+ band has 26, or 19.8%.

Listings wait longest in the $800k+ band, a median of 189 days. They wait least in the $500–800k band, a median of 125 days.

The band edges are the same every day, so a count can be compared across editions. The under $300k band holds 54.2% of priced listings and the $800k+ band holds 19.8%.

The biggest change since the last edition is in the under $300k band, up 1 to 71.

Listings have waited longest in Madisonville, a median of 335 days, and least in Jacksboro, a median of 33 days.

Thirty-three cities have fewer than three listings, so they get a count and no median.

The city is whatever the listing says it is. A different spelling of the same city is counted under its own spelling, so the counts are of the names as listed.

A typical active listing has waited 134 days, down 3 since the last edition. That is read from 134 listings with a listing date.

Ten came on in the last 30 days, 7.5% of those with a date. Thirty have waited between 30 and 90 days, and 94 have waited 90 days or more, 70.1%.

In the last edition 10 had come on within 30 days and 96 had waited 90 days or more. The fresh group is unchanged now, and the long-waiting group is smaller.

In Knoxville there are 19 active listings, 14.2% of everything listed; the median asks $299,000 after a median 177 days, the same number of active listings as the previous edition.
