Slide 1 of 6
VA
The VA guarantees part of the loan. A lender still makes it.
Because the Department of Veterans Affairs backs part of the loan, lenders can offer terms that are hard to find elsewhere. You still apply with a lender.
Slide 2 of 6
Served
The benefit is earned by service.
People who served, service members and some surviving spouses may be eligible. A lender and the VA decide.
Slide 3 of 6
COE
The Certificate of Eligibility comes first.
It is the VA's proof that you may use the benefit. A lender can get it for you, or you can ask the VA online or by mail.
Slide 4 of 6
Fee
Most borrowers pay a funding fee. Some are exempt.
It is a one-time cost that can often be added to the loan. Ask whether it applies to you.
Slide 5 of 6
Home
The home must be yours to live in, and it must pass.
The VA has its own appraisal and property requirements. Your own inspection is separate and still worth booking.

Ask
Only a lender and the VA can tell you where you stand.
Take the quiz, bring the checklist, and ask a lender that makes VA loans.
