Where do asking prices sit in East Tennessee right now? The latest read

Half of the priced listings ask less than $287,450, down $2,550 since the last edition, among 136 priced listings.

East Tennessee has 139 active listings in this edition, unchanged since the last edition. Of those, 136 state an asking price, and the medians below read from them. The median asking price is $287,450, down $2,550 since the last edition. The listings sit in 52 cities, as the listings spell them.

The median asking price in Lenoir City is $750,000. In White Pine it is $75,250, a difference of $674,750.

The three busiest cities with a median ask Knoxville at $299,000, Sevierville at $125,000 and Jacksboro at $179,900.

By band, 53.7% ask under $300k, 14.7% ask $300–500k, 11% ask $500–800k and 20.6% ask $800k+.

By section, commercial ask a median of $74,950 and land & development ask a median of $399,000.

The median home states 1,710 square feet, so the median ask and the median size describe different listings and are not a price per square foot on their own.

More listings ask under $300k: 73 of the 136 that state a price, 53.7% of them, down 1 since the last edition.

A typical listing asks $32 per square foot, unchanged since the last edition. The figure reads from 18 homes that state a size.

Knoxville has the most listings, 19 of the 139, or 13.7%, unchanged since the last edition. Sevierville comes next with 9.

The market divides into sections by what a listing states. Commercial has 22 and Land & development has 117. Among the sections, the median asking price runs from $74,950 for commercial to $399,000 for land & development.

Four asking-price bands hold a listing. The $300–500k band has 20, or 14.7%. The $500–800k band has 15, or 11%. The $800k+ band has 28, or 20.6%.

Listings wait longest in the $300–500k band, a median of 173 days. They wait least in the under $300k band, a median of 117 days.

The band edges are the same every day, so a count can be compared across editions. The under $300k band holds 53.7% of priced listings and the $800k+ band holds 20.6%.

The biggest change since the last edition is in the under $300k band, down 1 to 73.

The next four: Jacksboro has 7, Lenoir City has 7, Athens has 5 and Vonore has 5. Together the five busiest cities hold 33.8% of the market.

Among cities with three or more listings, the median asking price is highest in Lenoir City, at $750,000. It is lowest in White Pine, at $75,250, a difference of $674,750.

Listings have waited longest in Madisonville, a median of 327 days, and least in Jacksboro, a median of 25 days.

Thirty-four cities have fewer than three listings, so they get a count and no median.

The city is whatever the listing says it is. A different spelling of the same city is counted under its own spelling, so the counts are of the names as listed.

The median active listing has been on the market 123 days, up 1 since the last edition. That is read from 139 listings with a listing date.

Seventeen came on in the last 30 days, 12.2% of those with a date. Twenty-six have waited between 30 and 90 days, and 96 have waited 90 days or more, 69.1%.

In the last edition 17 had come on within 30 days and 95 had waited 90 days or more. The fresh group is unchanged now, and the long-waiting group is larger.

Set beside the edition before it, No. 6: the active count is flat at 139; the median asking price is flat at $287,450 ($290,000 before); the median time on the market is flat at 123 days (122 days before).
