Right now East Tennessee counts 138 active listings, down 2 since the last edition. Of those, 135 state an asking price, and the medians below read from them. The median asking price is $290,000, unchanged since the last edition. The listings sit in 52 cities, as the listings spell them.

Larger homes ask more in total. The median ask is $800 in the Under 1,200 sq ft band and $87,450 in the 1,200–2,000 sq ft band.

Asking price per square foot is the asking price divided by the size the listing states. A listing with no stated size is left out of the figure, and the figure says nothing about the quality of a home or how it was built.

The most homes state 1,200–2,000 sq ft: 6 of the 17 that state a size, 35.3%, unchanged since the last edition. The median home states 1,500 square feet.

The median asking price is $290,000, unchanged since the last edition, among 135 priced listings.

The largest group of listings is commercial sale: 21 of the 21 that state a type, 100%, down 1 since the last edition. The median asking price there is $74,900.

The market divides into sections by what a listing states. Commercial has 21 and Land & development has 117. Among the sections, the median asking price runs from $74,900 for commercial to $399,000 for land & development.

The most listings ask under $300k: 72 of the 135 that state a price, 53.3% of them, down 1 since the last edition.

Four asking-price bands hold a listing. The $300–500k band has 20, or 14.8%. The $500–800k band has 16, or 11.9%. The $800k+ band has 27, or 20%.

Listings wait longest in the $800k+ band, a median of 179 days. They wait least in the under $300k band, a median of 121 days.

The band edges are the same every day, so a count can be compared across editions. The under $300k band holds 53.3% of priced listings and the $800k+ band holds 20%.

The biggest change since the last edition is in the under $300k band, down 1 to 72.

Knoxville has the most listings, 20 of the 138, or 14.5%, unchanged since the last edition. Sevierville comes next with 9.

The next four: Jacksboro has 7, Lenoir City has 7, Athens has 5 and Vonore has 5. Together the five busiest cities hold 34.8% of the market.

Among cities with three or more listings, the median asking price is highest in Lenoir City, at $750,000. It is lowest in White Pine, at $75,250, a difference of $674,750.

Listings have waited longest in Madisonville, a median of 331 days, and least in Jacksboro, a median of 29 days.

Thirty-four cities have fewer than three listings, so they get a count and no median.

The city is whatever the listing says it is. A different spelling of the same city is counted under its own spelling, so the counts are of the names as listed.

A typical active listing has waited 130 days, up 4 since the last edition. That is read from 138 listings with a listing date.

Seventeen came on in the last 30 days, 12.3% of those with a date. Twenty-five have waited between 30 and 90 days, and 96 have waited 90 days or more, 69.6%.

Since the last edition (No. 10) the active count is down 1.4% at 138, from 140; the median asking price is flat at $290,000; the median time on the market is up 3.2% at 130 days, from 126 days.

Between editions two listings left the active market.

By asking-price band, under $300k is the biggest group at 53.3% of the 135 priced listings.

In Knoxville there are 20 active listings, 14.5% of everything listed; the median asks $312,000 after a median 154 days, the same number of active listings as the previous edition.
